🧹

Hot water extraction

Pre-spray, agitate, then rinse and pull the water back out under vacuum.

⚡

Two to four hours to dry

Longer on a cold day or a ground floor near the river. We say so at the time.

🦠

Fibre checked first

Wool and wool-mix carpets get a lower moisture pass and a pH-neutral rinse.

Spots treated by type

Tea, wine, biro and pet marks all take different chemistry. We test in a corner first.

What a carpet clean can and cannot fix

Traffic soil comes out. So does most of what has been spilled on it in the last year. What does not come out is dye loss from bleach or a strong cleaner, pile that has been walked flat for a decade, and old pet urine that has soaked through the backing into the underlay. We will tell you which of those you are looking at before we switch the machine on, and if the answer is that the carpet is finished, you are better off spending the money elsewhere.

Two Kingston quirks affect the work. Up on the Coombe and Kingston Hill side there are large interwar houses on private estate roads maintained by the residents rather than the council, and they tend to be carpeted in wool twist throughout. Wool shrinks and browns if it is soaked, so those go through on a low-moisture pass with a neutral rinse and take a little longer per room. At the other end, ground-floor flats along the Portsmouth Road and Lower Ham Road sit inside the Thames flood plain, with raised thresholds and no ventilated void underneath, so they hold moisture. We bring an air mover to those. A two-hour dry down there would be a promise we could not keep.

If you are moving out, get the carpets done at the tail end of the end of tenancy clean. Same day, one dry-out, and a finished flat in the check-out photographs.

Why it is worth doing

Deposits

Carpet condition is one of the things clerks photograph hardest, alongside the oven and the bathroom. A receipt for a professional clean is a useful thing to have.

Dust and allergens

Extraction pulls out the fine grit that vacuuming leaves behind. Households with asthma tend to notice.

The carpet lasts longer

Grit at the base of the pile cuts the fibres every time somebody walks on it. Getting it out is most of the point.

Smell

Pet and smoke odour usually needs the source treated rather than a fragrance sprayed over it. We do the first and skip the second.

Carpet cleaning questions

How long until we can walk on it?

An hour in socks, two to four hours before furniture goes back. Ground floors near the river and rooms with no heating on take longer, sometimes overnight.

Do you move furniture?

Sofas, chairs and small tables yes. Wardrobes with clothes in them, pianos and beds with storage drawers, no. Tell us in advance and we will price around them.

Will the stain come back?

Sometimes. Wicking is when a spill that soaked into the underlay is drawn back up as the carpet dries. It usually needs a second, targeted pass a day later, which we do not charge for on the same job.

Is it safe for children and pets?

The chemistry is rinsed out and the carpet is dry before anyone is back on it. Keep pets off the room while the machine is running, mostly because the hose is a trip hazard.

How often should carpets be cleaned?

Every twelve to eighteen months in a family house, more often in a hallway that takes mud, which is why Ham and Teddington keep us busy every autumn. Rented flats usually get done at each change of tenancy and that is enough.

Do you clean stairs by the step?

We price by the flight at £41, which is simpler and usually cheaper than counting steps. Landings are done with the adjoining room.
