End of tenancy cleaning in Ham TW10
From £156, and we bring everything with us, because Ham has no station and never has had one.
No station, two commons and a lot of mud
Ham sits between Richmond Park and the river with no railway of its own. The 65 and the 371 run along Petersham Road and Ham Street, the Ham Street stop is about ten minutes on foot from Ham House, and everything else here happens by car or by van. Our crews and machines come in by road, which is why Ham usually goes into the diary alongside Richmond and Kingston work.
Being wrapped in green space has a direct effect on the cleaning. Mud off Ham Common and leaf litter through Ham Gate get walked into halls from October, and hall and stair carpets take most of it. That is the bulk of our TW10 carpet work: an entrance hall, a flight of stairs and a landing, at £36 to £41 a section, usually booked in November when somebody looks properly at the floor for the first time since the summer.
The housing is unusually mixed for a small place. Georgian and early Victorian houses face Ham Common, there are riverside cottages towards Ham House, and then Ham Close, the postwar estate now being rebuilt: planning permission for 452 new homes was granted in March 2023 and the compulsory purchase order was cleared by the Secretary of State in February 2024. That means a steady flow of moves in and out over the next few years, along with construction dust in the streets around it, which is a real factor when you are timing a move-out clean.
What Ham books us for
Hall and stair carpets
The seasonal job here. Stairs £41 a flight, bedrooms £36, living room £43. Details on the carpet page.
Move-out cleans
Flats and maisonettes at £207 and £243, houses on the Common at £339 and up. See what the clean covers.
Regular home cleaning
A lot of families here, and a lot of dogs, so fortnightly visits at £24 per cleaner per hour are the norm. More on the regular cleaning page.
Post-works cleans
With Ham Close under construction, after-builders and settling-dust cleans come up often. That work is £30 per cleaner per hour, and standard deep cleans start at £186.
Why book us in TW10
Van-based, not train-based
The absence of a station is somebody else’s problem. Our kit travels with us.
Mud is our normal
Grit at the base of a hall carpet gets extracted rather than brushed about.
We know the Common roads
Parking round Ham Common and the narrow river end takes local knowledge and a small van.
Straight talk on old carpets
Some of the hall carpets here are past saving. We will say so before taking your money.
Ham prices
Same as our Kingston and Richmond rates, with nothing added for the lack of a station.

Ham questions
Will the hall carpet come clean?
Usually. Park mud is mostly mineral and comes out under extraction. What does not come out is dye loss where somebody has attacked a stain with bleach, and old pet urine that has gone through into the underlay.
Do you work around the Ham Close building site?
Yes. Construction dust settles fast on window sills and sills are exactly what a check-out photograph shows, so we do those last rather than first.
Which nearby areas do you cover?
Teddington is over the lock footbridges and Hampton Wick is a short run south. Same prices in all three.
