KT1 postcode, Richmond borough, and why that matters at a move-out

Hampton Wick sits across Kingston Bridge on the Middlesex bank, so the postcode is KT1 and the council is the London Borough of Richmond upon Thames. Parking permits, bulky waste collection and council tax all come from Richmond, not Kingston. Tenants who have just moved over from Norbiton routinely book the wrong collection and then find a mattress sitting on the pavement on check-out day. Sort that a week ahead.

The old village core is a conservation area, designated in November 1969 and extended three times since, most recently in April 2014. Its character is the curve of the High Street: closely packed 18th, 19th and 20th century buildings, almost all two storeys with a few of three, standing tight to the pavement with no front gardens and no off-street parking at all. There has been a bridge to Kingston here since 1193, which explains why the street pattern makes no concession to a Transit van. We work off a short hose run and a lot of carrying, and we plan for it instead of moaning about it.

Inside, that means original sash windows, old joinery and single glazing in a good number of properties. We keep strong chemicals off original paintwork, use neutral detergent on painted timber and take the time that old glazing bars need. Bushy Park wraps the south and west sides, so the same autumn leaf mulch that keeps Teddington’s carpet cleaners busy turns up in halls here too.

Why book us in Hampton Wick

We plan the access

No off-street parking on the High Street curve, so the van goes where it can and the kit walks.

Care on old joinery

Neutral products on original paintwork and no aggressive chemicals near single glazing.

Richmond, not Kingston

We know whose rules apply, which saves a phone call and sometimes a fine.

Five minutes from base

Hampton Wick is across the bridge from our Kingston work, so short-notice slots are usually possible.

Hampton Wick questions

Where will the van park?

Wherever it legally can, usually off the High Street, and then the machines come in on foot. It adds a few minutes to setup and nothing to the price.

Is my property listed?

A good number in the old core are, or sit inside the conservation area, which affects what can be done to windows and external paintwork. It rarely affects an interior clean, but tell us and we will treat it carefully.

Which side of the river do you cover?

Both. Teddington is north along the park wall, Hampton is west past Bushy Park, and Kingston is over the bridge. One price list for all of it.
